My buyer Listing Alerts connect directly to the MLS (Multiple Listing Service) and are faster and a lot more accurate than others. One will even let you set up text messaging so you won't miss one property. The key, other than being readily available to show, is to also search foreclosures, short sales, auction and pocket listing databases. Pocket listings are proprietary homes that have not hit the open market or on the mls.
If you are contemplating selling soon you need to have a Realtor familiar with the market take some time and analyze each comparable specifically to your homes features i.e. Square Footage, Pool, Updates, Subdivision, Stories etc. and then adjust your analysis appropriately.

Alicia was great. Always responsive and always had our best interest at heart. We were very particular and she found many places for us to look. We found one place and she successfully negotiated a contract. Then it didn’t pass inspection so we started over. Found another place and sellers were uncooperative. Finally as hey say third time is charm. We found our third place, made an offer and closed on our forever home. We love it.

Alicia was very helpful throughout our home buying process in a new market. She gave us all the resources to be able to get a good feel of the local market and find houses that interested us. She gave us honest valuable opinion of the houses that she showed us and never tried to hard sell us anything. Since we bought a house which was not yet completed and we were remote, she helped us with house visits, builder meetings, inspection visits etc. She diligently followed up with builder for various action items throughout. She also helped us get the house rented ater our closing.
