Thank you for coming to visit me online. With a last name of Lands it only seems natural that I have become a REALTOR. If you are considering buying or selling a property in Michigan I think I can help you succeed. So when you think of real estate you should always think of LANDS! I have been learning throughout my entire career in real estate. I have taken classes to become a Certified Residential Specialist (CSP), I have completed my classes for being an; Accredited Buyers Representative (ABR), a Graduate of Real estate Institute (GRI), a certified new home sale professional (CSP), an Associate Broker , and most recently I have become an Senior Real Estate Specialist (SRES, the learning is never done).
I wanted to keep it short but there is just so much I would like to say and so little space and time. Just to tell you the basics I am very proud to be a REALTOR. Ethics, loyalty, integrity, hard work & being of service are foremost to me. I come by these traits from the great role models throughout my life. My Grandfather was definitely a huge role model for me and the legacy of him continues as a role model of high standards of ethics in the fine company he was part of in the Birmingham/Orchard Lake area. In 1979 (at the age of 79) he was honored to be named REALTOR of the Year for his local Board of REALTORS. He officially retired from being a REALTOR when he was 84 years old but he did not. I hope you will give me the chance to help you until I am 84. In 2004 the Washtenaw County Home Builder awarded me with a huge honnor, their Pillar Award for Real Estate Professional of the Year.
I have been a REALTOR since 1996, but I have been helping people get what they want almost my whole life. I have sold hot dogs and coke at the U of M stadium (The Big House) in the mid 70's, and I have sold new cars in the early 90's. I have always taken pride in taking care of people and working to complete the project at hand. My customer satisfaction level has been consistently top notch. While I enjoy helping all of my clients achieve their real estate goals there is no doubt that buyers are my largest thrill. I think it is "the thrill of the chase". At this point in my life I have a lot of energy. Most of my co-workers wonder where I find it. The most houses I have shown in one day was 34, it was a Saturday, we started at 8 AM when I picked them up at Metro Airport, we had a quick lunch and debriefed the morning hunt around 1:30 and we finished showing houses at 6:30 PM when I dropped them off at the airport. On Sunday we spoke during my open houses via my cell phone, they picked their favorite; I wrote the offer sent it via a PDF E-Mail. They signed it, returned it, I presented it that evening and by Tuesday after a couple counter offers they had an accepted offer on the house they loved the most, at a fair price. Recently a seller client let me know they thought my middle name must be tenacious. I have had another client say "Todd, you are real estate.". One thing is for sure I do not like to take no for an answer nor do I give up easily.
